It’s the first weekend of the month which means it’s time to take a look at what’s happening in real estate. It’s still a fast paced market with homes moving quickly.  Inventory remains low causing the sellers market to continue.  Let’s take a look at what is happening with the Greater Rochester Housing Stats:

Active

660 homes were listed with an average list price of 155k.

Pending

Of homes listed since July 1st, 197 of them were listed as “under contract”. The current average for the number of days on the market? Only 4 for Rochester! With these stats, homes are selling fast. Working with a Realtor allows you to be fairly represented and gives you the best opportunity to find and purchase a home that fits for you.

Sold

Since July 1st, 626 homes were recorded as sold with an average sale price of 150k. 100% of homes on average have received their asking price. Of course some homes went for over asking and some went a little under asking price but for the most part, people received their price and so will you!

If you’re selling, you’ll never get a better price.  If you’re buying, you need to be ready.  If you’re selling and making a purchase it’s important to see the bigger picture.  You’re going to get a great price on your home.  You may pay a higher price on I a home you purchase but it will all even out.  Interest rates are great now but are predicted to rise. Waiting will cost you.   We are full time experienced agents and we can help you navigate which options are the best for you.  We’ll be honest with you if a move isn’t really in your best interest.  Let’s find out. Contact me today
