golden-601546_960_720Rise  and shine!  Time for the monthly housing stats where we’ll find the median sale price in Rochester and other fun stats. In the midst of decking the halls and the fa la la, it’s always good to have an idea of what your home is worth or what your purchase power is if making a move is one of your New Year’s Resolutions.  Here’s a gander at some of the most recent stats:

Active Listings

In the last 30 days, 494 homes were listed in Monroe County.  Yes, it’s true.  Santa is filling his sack with some nice new listings!  The median price is 133k.

Pending Listings

Of homes that were listed in the last 30 days, 83 have gone under contract with an average of 9 days on the market. The median price was 116k.

Sold Listings

In the past 30 days, 406 homes have closed at 98% of the asking price and a median price of 140k which is an increase over last month.

As Jack Frost starts nipping at your nose, you might be tempted to put a hold on making a move.  Truth be told there are advantages to house shopping along with your holiday shopping.  Here are just a few:

A realistic look at the property

Seeing a home in winter means you’re going to discover just how well it’s insulated!  Drafts by the doors and windows?  Does the furnace fire up?  You’ll get the answers to these questions and more!

Rates are low.

Rates have slightly risen in the last few months.  While you may not get the best price in mortgage rate history, comparatively speaking you’re still going to get an excellent rate before they increase even more.
